Fees

Tenancy Agreement / Administration fee

This covers the cost of the initial preparation of the tenancy agreement. It is charged on a property basis. This fee will cover registering your deposit on the Tenancy Deposit Scheme.

Referencing Fee

This charge is payable by each person or company named on the tenancy agreement. The charge will not be refunded if the negotiations are unsuccessful and references have been undertaken.

Short Let Fee

Applies only to short let and covers; tenancy agreement, an inventory check-in, and end of tenancy clean (excluding carpets)

Inventory Check-in fee

The cost of arranging for a clerk to meet you and agree the current inventory of the property at the start of the tenancy. You will be usually responsible to meet the cost of the check-in inventory and your landlord for the check-out. The actual cost of the inventory will depend of the size, level of the furnishing in the property and the company instructed. * Based on a typical check-in at a 2 bedroom property in London

Holding deposit

This payment is intended as confirmation that you wish to proceed with the proposed tenancy. This money will be put towards your first month’s rent. Only time this would be refundable if our client do not proceed with the tenancy. The payment does not constitute granting the tenancy.

Rental payment

Under most terms, you will be expected to pay rent monthly advance prior to commencement of your tenancy.

Deposit

The deposit is held against of you not meeting your obligations under the terms of the tenancy. The deposit is usually held as a stakeholder in Tenancy Deposit Protection (DPS).

Equivalent to 6 weeks rent
Pet deposit

Additional security deposit that will be held with the same terms as rest of the deposit.

Usually equivalent to 2 weeks rent
Stamp Duty Land Tax

This is payable when the rent exceeds £125,000 per year. Please contract HMRC for further information.

During your tenancy

Renewal Tenancy Agreement

This covers the cost of preparing the document that confirms the renewal where the basic terms, other than rental increase, have remained unchanged. Additional £90.00 Incl VAT will be charged if new agreement will be required due to substantial changes to the terms.

Change of Sharer

This charge is if you wish to change a named tenant in the tenancy agreement to another during your tenancy and your landlord has agreed to this. It includes preparing documentation relating to the change. The replacement tenant will be charged referencing fee of £60.00 inc VAT separately.

Deed of Surrender

When your landlord agreed to release you early from the tenancy and relevant preparation for documents for it.
